If shopping centres are just shopping centres, all building of this type can be identical and shops are allocated in the building.
There are four major types of shopping centres, they have different functions:
1. The estate shopping centre is for convenience of the nearby estate for daily necessities and meals. e.g. Lung Poon Court
2. District shopping centre has more branded shops and bigger, which targets at people living in the district. e.g. Tsz Wan Shan Shopping Centre
3. Regional shopping centre is the largest centre and has the most branded shops in a region. e.g. APM for Kowloon East
4. Characteristic shopping centre is a centre specialised in a particular trade. e.g. Golden for computers
In each of these types, it is divided into low ended, medium ended and high ended.
Even with the same trade mix, different designs of a shopping centre can generate a totally different revenue.
A shopping centre attracts people to shop there, but not all (and you cannot expect all) the visitors are purposely shopping for something. If you know that footfall, even for those not spending a penny, in a centre counts on rent, you will know why attractive design is an important factor.

As you've said that the Elements is very similar to IFC, which means that in your opinion, both shopping malls are unimpressive.
Can you tell us which mall in Hong Kong is impressive to you? And in what way impressive?
In my own shopping experience, I found ALL shopping malls simply identical or largely similar (especially those new malls, e.g. Langham Place/APM, with the same brands selling the same products). The Elements is somewhat different as 40% of the shops are new brands in Hong Kong. I found it impressive in that way. I went there on the first day because of Mulberry, and I probably will go there again for some more new shops in town.
And I'm not sure if this is a correct survey, but it seems that high-ended shopping malls in Hong Kong don't have impressive design at all. Look at Harbour City, Pacific Place, IFC, Festival Walk... what impresses you?

以前通往巴士總站通道的夾層，
即東涌線大堂向上行扶梯。
現時九龍站C出口再細分為 C1 和 C2 (即原本的C出口)，

1. Festival walk
if you look at that from the top, it is merely a box, but when you walk inside the wide corridors, you do not see the whole centre through and let you explore more and more.
2. Langham place
The use of giant escalators at a small site increased the footfall on upper floors. you can hardly imagine the 9-12F of other shopping centres can be so crowded. The spread of people is very even. But I don't like the dark finish. it is like prudential centre.
3. The Place
This mall is in Beijing, but it impresses me very much because of the use of big big canopy crossover TV screen. it is very impossible in hk because of site coverage and GFA calculation. the superstructure is splitted in two sides and they look like many different buildings. But you feel one centre when you walk inside. The worst thing is that they put all the restaurants at the basement so that all the people stay in the basement / 1F. if they reshuffle the shops, they should get better result.
